How often does a furnace really need servicing?
Once a year, booked before the Ottawa heating season starts. When to schedule it, what a real tune-up includes, why a nearly new furnace still needs one, and the monthly checks that stay with you.

Ottawa heating and HVAC contractor
343 HVAC looks after the furnaces, heat pumps and gas appliances in homes across Ottawa, Kanata, Nepean, Orléans and the surrounding communities. The work is done by TSSA-certified gas technicians, priced in writing before it starts, and the phone is answered every day of the year.

Services
The three jobs a heating contractor is judged on, done properly for Ottawa winters: a new furnace that fits the house, a yearly service that keeps it there, and a repair that holds when it fails. The gas work, heat pumps and air-quality upgrades that go with them are handled too.

Installation
Ottawa is among the coldest capitals in the world, and between November and April the furnace is the one appliance a house cannot be without. We replace worn-out furnaces and fit new ones that are measured to the home rather than copied from the old nameplate, across Ottawa, Kanata, Nepean, Orléans and the surrounding communities.

Maintenance
The first -20 night of the year is when Ottawa furnaces give up, because it is the first time all season they run flat out for hours. A proper service in the fall finds the weak igniter and the fouled flame sensor while the weather is still forgiving. We service furnaces in Ottawa, Barrhaven, Gloucester and the surrounding communities.

Repair
A furnace that quits in an Ottawa cold snap needs a technician who finds the real fault the first time. We repair every make of gas and propane furnace, explain what failed and why, and put the price in writing before the part goes in. Same-day calls across Ottawa, Nepean, Stittsville and the surrounding communities.

What to expect
Phone or send a message with what the system is doing. A house with no heat gets the first open slot, same day wherever the schedule allows. Quotes are booked at a time that suits you.
The technician tests the equipment, or measures the house for a replacement, and tells you what was found in plain terms, with the evidence in front of you.
The repair price, or the installation options, go in writing before anything is touched. You decide; nothing starts until you say so.
The work is finished, combustion-tested, inspected where Ontario requires it, and the warranty paperwork is left in your hand, along with a clean basement.
The rest of the system
Cold-climate heat pumps that cool in summer, boilers for the radiator neighbourhoods, water heaters you own instead of rent, gas lines to the barbecue and the generator, and the ducts and humidifiers that decide how the house actually feels.

Heat pumps
A cold-climate heat pump can carry an Ottawa house through most of the winter and cool it through a humid July. Paired with a gas furnace as a hybrid system, it uses whichever fuel is cheaper on a given day and hands over to the furnace when the mercury really drops. We install, service and repair ducted and ductless heat pumps in Ottawa, Kanata, Barrhaven and the surrounding communities.

Boilers
The brick and stone homes of Centretown, the Glebe, Sandy Hill and Old Ottawa South were built around hot-water radiators, and a surprising number still run on the boiler that came with the house. New infill and custom builds are choosing in-floor radiant for the same even warmth. We install, repair and service the boilers behind both, in Ottawa, Manotick and the surrounding communities.

Water heaters
The water heater shares the gas line and often the venting with the furnace, so it makes sense for the same technician to look after both. We install and repair gas tanks and tankless units and take over rentals across Ottawa, Nepean, Orléans and the surrounding communities.

Gas work
Every gas appliance in an Ontario home, from the fireplace in the family room to the barbecue on the deck, has to be connected by a TSSA-certified technician. We service and install fireplaces and run gas lines for ranges, dryers, pool heaters, outdoor kitchens and generators across Ottawa, Stittsville, Gloucester and the surrounding communities.

Air & ducts
A furnace can only heat the rooms its ducts actually reach, and a house at 15 percent humidity in January never feels warm at any thermostat setting. We seal, balance and extend ductwork and fit the humidifiers and filters that make an Ottawa winter bearable indoors, for homes in Ottawa, Kanata, Nepean and the surrounding communities.

Ontario law requires it and we do not bend it: every furnace, boiler, water heater, fireplace and gas line is handled by a technician holding a current Technical Standards and Safety Authority certificate.
You read the number and say yes before a single part comes off the truck. The invoice matches the quote.
Both prices, side by side, with the reasoning. A good share of the furnaces we are asked to replace need a $250 part.
Igniters, flame sensors, capacitors, pressure switches, inducer motors and the common control boards ride with the technician, so most Ottawa repairs are done in one visit.
Drop cloths down, boot covers on, the old unit and packaging taken away, the floor swept before we go.
The manufacturer parts warranty is registered in your name, and our labour warranty on every repair and installation is printed on the invoice.

Why a running furnace blows cold air: the fan setting, an overheated exchanger, a fouled flame sensor, a burner that never lit, leaky ducts, and the one cause that matters for safety.

Service area
Technicians based around the city, so a no-heat call in Stittsville or Orléans is not waiting on a drive across town.

Questions we hear
A diagnostic visit in Ottawa runs $109 to $159 in 2026 and comes off the bill when you go ahead with the repair. Typical repairs, parts and labour together: hot-surface igniter $220 to $380, flame sensor $160 to $270, capacitor $160 to $270, pressure switch $220 to $380, inducer motor $480 to $850, blower motor $550 to $1,000, control board $480 to $900. The number is written down and agreed before a part is fitted, so the invoice matches the quote. The phone is answered every day of the year, and if the call comes in late you are told when a technician can be there before anything is booked. The ranges and what moves them are on the furnace repair page.
Start with the two things you can check yourself: a filter so blocked that the furnace overheated and tripped its limit switch, and a thermostat with the fan set to On instead of Auto, which runs the blower between heating cycles. If the filter is clean and the fan is on Auto, the burner is not lighting. That is usually a cracked hot-surface igniter, a flame sensor coated in silica, a pressure switch that will not close because the vent is blocked, or a condensate line that froze overnight. Those need a repair visit. The full order of checks, with what each symptom means, is in why is my furnace blowing cold air?
For a typical Ottawa house in 2026: roughly $4,800 to $6,300 installed for a 96 percent single-stage gas furnace, $5,800 to $7,800 for a two-stage model, and $7,400 to $9,900 for a modulating furnace with a variable-speed blower. What moves the price is the output the house needs, the length and route of the PVC venting, any ductwork or gas line changes, and the thermostat. The quote is the installed price in writing, with removal of the old unit, the start-up combustion test and the inspection included, and nothing added on the day. The breakdown is in what a new furnace costs in Ontario.
Fifteen to twenty with annual service, and some reach twenty-five. Ottawa winters are long, so a furnace here runs more hours a year than one in Toronto, and three things cut the life short: skipped maintenance, an oversized unit that short-cycles all winter, and a filter left in until it starves the heat exchanger of air. A mid-efficiency furnace from the 1990s is finished now, and the first wave of high-efficiency units from around 2005 to 2010 is getting close. The one fault that ends a furnace at any age is a cracked heat exchanger. We say plainly which side of the line yours is on; the reasoning is in how long does a furnace last?
Yes. Cold-climate air-source heat pumps, ductless mini-splits and hybrid (dual-fuel) systems that pair a heat pump with a gas furnace are installed, serviced and repaired. In Ottawa the hybrid is the usual recommendation: the heat pump carries the shoulder seasons and most of the winter, the furnace takes over on the coldest nights, and the same outdoor unit cools the house in summer. Straight air conditioning without a heating side is a question to ask when you call. See heat pumps and hybrid systems and the comparison in heat pump vs furnace in Ontario.
Once a year, in September or early October before the first cold snap. That is what every manufacturer specifies, what most parts warranties require, and what keeps a furnace burning cleanly through an Ottawa winter of 2,000 running hours. An annual tune-up cleans the burners and flame sensor, tests the heat exchanger and safeties, and finds the part that would otherwise fail in February. Between visits, change the filter every one to three months and keep the outdoor vent pipes clear of snow. The full checklist is in how often should you have furnace maintenance?
